Louth House Prices Rise 2.6pc as Demand Continues to Outpace Supply

House prices in County Louth continued to rise during the second quarter of the year, with the average price of a second hand three -bedroom semi detached home increasing by 2.6pc over the past three months, according to the latest REA Average House Price Index.

The price of the average second hand three bed semi detached house in County Louth rose by 2.6pc over the past three months to €323,200, according to the latest REA Average House Price Index.

The latest national survey found that homes in the county are reaching sale agreed status in an average of just three weeks.

Michael Gunne of REA Gunne Property in Dundalk said the local market continues to see price growth, although supply remains an issue.

“Property prices continue to increase, however we are seeing a shortage of properties under €300,000,” he said.

The survey found that 75pc of purchasers in County Louth were first time buyers, while 20pc of sales during the quarter were linked to landlords exiting the market.

Energy efficiency is also playing an increasingly important role in house values. Agents reported that A rated homes commanded prices up to 20pc higher than comparable C rated properties.

The REA Average House Price Index focuses on the actual selling price of a typical three bed semi detached home, providing a snapshot of activity in Ireland’s second hand housing market.

Nationally, the average selling price of a three bed semi detached house increased by 0.9pc during the quarter to €367,988. It marks the first time in more than two years that the quarterly rate of increase has fallen below 1pc.

Annual price growth now stands at 5.8pc, down from the 8.7pc increase recorded at the end of 2025.

The survey also highlighted what REA described as a growing divide between move in ready homes and properties requiring upgrades, with buyers continuing to favour homes that need little or no renovation work.

In Dublin, average house prices rose by 0.8pc over the quarter, bringing the average cost of a three bed semi detached home to €600,120 for the first time.

Outside the capital, prices in Ireland’s major cities increased by 0.8pc to an average of €381,250, while homes were selling in an average of four weeks.

Galway City recorded another milestone, with average house prices surpassing €400,000 for the first time.

In Ireland’s large towns, prices rose by 1.1pc during the quarter and 7.3pc over the year to reach an average of €281,287.

Donegal recorded the strongest quarterly growth in the country, with prices rising by 3.5pc to €222,500, representing a 12.7pc increase compared to June 2025.

Meanwhile, price growth in commuter towns slowed to 0.5pc during the quarter, with the average three bed semi detached house now selling for €379,219.
